Over several years, SR Engineering has provided Building Envelope Consulting Services covering several projects of varying scopes/sizes. SR has completed several leak investigations and a roof condition assessment of all sloped and flat roof systems. Following each assessment, SR provided Design and Contract Administration services covering parkade ramp repairs with trench drain replacement, parkade soffit concrete repairs, targeted podium membrane replacement, and balcony membrane replacement, attic repair, and planter drainage improvements.
Mount Sea View is a multi residential apartment complex that is operated through BC Housing in North Vancouver. SR was involved with complete building envelope remediation that saw the replacement of the existing vinyl cladding system with new rainscreen fiber cement siding, sliding and swing doors and windows with new vinyl units, complete balcony membrane replacement, railings and concrete repairs for walkways, patios and the parkade. In addition to the aforementioned building envelope work, SR collaborated with other consultants for repairs and upgrade work in areas of structural, mechanical, electrical, Geotech and interior millwork finishing in the units. As the prime consultants, SR performed site inspections, field reviews and closely monitored the work progress of the contractor. Structural upgrades were made to the existing wood balconies to accommodate side mounted railings. The building’s elevator was completely modernized and refinished to meet current code standards. Extensive mechanical work involving new water connections, bathroom fans and dampeners and sanitary work were implemented. As many of the units at the building were designated as “accessible”, windows and doors were built to satisfy the current building code requirements and industry standards.

Building Envelope Consulting Condition Assessment & Investigation Parkade/Foundation Wall Waterproofing
SR Engineering was the prime consultant in this project for remediation of windows, balcony membranes, and concrete repairs on a 21-story concrete residential building in downtown Vancouver. All exterior windows and sliding doors were replaced, installed and detailed under SR’s guidance in order to meet code requirements for high rise buildings. Re-waterproofing of concrete balconies was executed by installing liquid applied polyurethane membrane over the concrete substrate, allowing slope improvement for drainage and finished with guardrail detailing.
The project at Suncreek Estates was a full remediation of building envelope cladding, windows and balcony membranes on 3 wood-framed low-rise residential buildings within a large complex. The cladding work consisted of removing all existing wood, stucco and stone veneer cladding wall finishes. Investigations were performed by SR to determine whether sheathing, framing members, anchor bolts, vapour barrier and insulation were compromised from moisture damage and replaced accordingly. New rainscreen assemblies for all cladding types were introduced to prevent water penetration and drainage. Additionally, all windows, sliding doors and balconies were replaced, tested and detailed precisely to meet industry standards.
The building envelope project at Brant Villa was a complete remediation of exterior wall cladding, windows, balcony membranes and waterproof roofing on 5 wood-framed low-rise residential buildings. The existing wood and stucco wall assemblies were removed along with damaged wood framing, sheathing, building paper and flashings. A complete redesign was made by SR Engineering with new fiber cement wall assemblies, insulation and multiple flashing details for drainage. A full remediation of the roofing assemblies was also performed under SR Engineering. All existing roof membranes, overlay board, insulation and flashings were replaced with new construction and detailing that meet code requirements.
SR Engineering oversaw blindside membrane installation of an estimated area of 1500 m2 at First Narrows Pump Station. SR’s professional envelope expertise was used to ensure precise detailing, waterproofing and prevent potential envelope issues observed on site.
