Over several years, SR Engineering has provided Building Envelope Consulting Services covering several projects of varying scopes/sizes. SR has completed several leak investigations and a roof condition assessment of all sloped and flat roof systems. Following each assessment, SR provided Design and Contract Administration services covering parkade ramp repairs with trench drain replacement, parkade soffit concrete repairs, targeted podium membrane replacement, and balcony membrane replacement, attic repair, and planter drainage improvements.
Rosewood Towers consist of two 7-storey towers, constructed of concrete and concrete block, undergoing a multi-discipline scope. Work is mainly focused on roofing replacement, pavement replacement, mechanical cooling implementation and electrical distribution upgrades with SR Engineering Ltd. acting as the Prime Consultant with several subconsultants. For the building envelope specialty, the roofing replacement will include new ventilation, roofing membrane, overlay board, insulation and flashings, complete to renew the roof as well as to rectify current deficiencies.

SR Engineering was the prime consultant in this project for remediation of windows, balcony membranes, and concrete repairs on a 21-story concrete residential building in downtown Vancouver. All exterior windows and sliding doors were replaced, installed and detailed under SR’s guidance in order to meet code requirements for high rise buildings. Re-waterproofing of concrete balconies was executed by installing liquid applied polyurethane membrane over the concrete substrate, allowing slope improvement for drainage and finished with guardrail detailing.
The project at Suncreek Estates was a full remediation of building envelope cladding, windows and balcony membranes on 3 wood-framed low-rise residential buildings within a large complex. The cladding work consisted of removing all existing wood, stucco and stone veneer cladding wall finishes. Investigations were performed by SR to determine whether sheathing, framing members, anchor bolts, vapour barrier and insulation were compromised from moisture damage and replaced accordingly. New rainscreen assemblies for all cladding types were introduced to prevent water penetration and drainage. Additionally, all windows, sliding doors and balconies were replaced, tested and detailed precisely to meet industry standards.
